South side of the Lisdoddelaan:
Sometimes it is unnecessary to use superlatives, it takes the class away from the house. This house is one of them.
Under the architecture of Dirk Jan van Wieringhen Borski, a sustainably built and fully finished by Piet Boon, large, high-end villa (262 m²) located on a large plot (278 m², 8 meters wide) at a desirable location, the South side of the Lisdoddelaan: A garden facing the sunny Southwest adjacent to open water with unobstructed views over the Diemerpark, a private jetty for two boats, a patio on the ground floor that connects all spaces in a natural way, an Arclinea kitchen with fireplace and Gaggenau built-in appliances, a living room with high ceiling and gas fireplace, two parking spaces on site, a large roof terrace (48 m²) with roof garden, three spacious bedrooms, study and guests stay, three bathrooms finished with Boffi and Vola taps and a large fitness cellar (19 m²).
High-quality materials were used in the construction of the villa. The design is minimalistic and the quality of the materials contribute to a very comfortable house with an exclusive look. Everything under the direction of Piet Boon. The hallway, (side)kitchen toilet and cellar are all completely finished with dark Belgian bluestone with underfloor heating. All bathrooms have a terrazzo cast floor with underfloor heating. All other spaces are equipped with a French oak floor by Piet Boon. All windows are equipped with exclusive dark screens.
The leasehold is bought off until July 31st, 2055. The advantageous switch to perpetual leasehold is applied for in 2019 and the buyer can also make use of it.
Furthermore, it is remarkable how light the house is, despite its size. Sample of the architect's craftsmanship.
Two parking spaces with electric charging point on site and space for bicycles, entrance, hallway with the stairs to the first floor, door to the souterrain, guest toilet, spacious office with skylight and on the other side a guests stay with sleeping- and sitting area and a luxurious bathroom equipped with underfloor heating, sink with mirror cabinet, walk-in shower with rain shower and built-in taps (Vola). The hallway has ceiling-high fitted wardrobes and a built-in wardrobe with attractive alcoves.
Large living room of no less than 96 m². The patio with terrace and plants, centrally located in this space, connect the spacious living room with the living-/dining area and the semi-open kitchen. The patio has a seating area with maximum privacy, provides plenty of light and, like all other windows, is equipped with exclusive screens. The living room is 2,80 meters high, has a cozy gas fireplace and large sliding doors on the garden side that run from floor to ceiling over the full width of the villa with a beautiful and relaxing view over the water and the Diemerpark.
The garden has a terrace and a lawn (with sprinkler system). Subsequently, behind the garden, there is a municipal green strip (overgrown dike body with user rights only for residents), which is an indirect extension of the garden. Under the dike is the jetty, to which two large boats can be moored or one boat and a floating jetty that can serve as an extra terrace or bathing platform. In the garden there is sun from about 11:00 am until sunset. In addition, the view over the water and the Diemerpark is really a relief. The water concerns the open water of the Markermeer; here you can swim and skate and there is an open sailing connection (no lock) with Amsterdam, Durgerdam or Muiden via the Vecht. Water sports enthusiasts can indulge themselves and it is a paradise for children.
The living space, where a dinner for 16 people is no problem, is connected to the semi-open kitchen. The spacious kitchen with cozy fireplace is of the Arclinea brand and equipped with every conceivable luxury, including a stainless-steel worktop, combi oven, convection oven, wide induction plate (all Gaggenau) and two fridges, two freezers and one large dishwasher (all Miele). The utility room has fitted wardrobes, a second countertop with sink and quooker, the place for the washing machine and dryer and built-in laundry baskets.
Open space of 19 m² currently used as a fitness room.
Landing with daylight, beautiful oak floor and two ceiling-high fitted wardrobes. Two well-sized and bright bedrooms, both with custom fitted wardrobes (2+3). Bathroom with natural light and underfloor heating and a toilet, mirror cabinet, sink with base cabinets and walk-in shower (Boffi). Terrace of 48 m² with glass fall prevention and roof garden. From here there is a beautiful view over the water and the park. Perhaps an extension is possible here. An environmental permit is required for this and it is up to the buyer to investigate this further.
Here also beautiful light and beautiful lines. The third bathroom is accessible via the landing with natural light and the wooden floor. Again the same finish with underfloor heating, daylight, built-in Vola taps, a toilet, walk-in shower with rain shower, sink with base cabinet and mirror cabinet and spacious bath.
The master bedroom has built-in air conditioning (not used because all windows have sun-resistant screens) and large windows. Then there is the walk-in room with daylight and ceiling-high custom built-in wardrobes over the entire width.

This beautiful villa is located on the Kleine Rieteiland: the smallest island of the maritime IJburg, Amsterdam. It consists of approximately 120 lots from the higher, exclusive segment, all located on the water in an environment with lots of nature. The island borders the Diemerpark where you can jog, skate or cycle to your heart's content. The park even has its own beach, football- and hockey club. You can also play tennis on the neighboring island. In addition, there are many new trendy cafes, restaurants, theater, sports/activities, the sailing association and artistic Amsterdam shops. Because of the many surrounding water and the navigable canals, IJburg has a maritime slant with the port and its water sports association as its focal point. All other facilities are within walking distance, such as primary schools, childcare, secondary education, medical centers and the shopping center. IJburg is located directly on the A10, exit S114 as well as the Eastern Access to the A-1 and the A-9 is within easy reach. Tram line 26 (stop 200 meters from the house, just bring your bike) takes you from IJburg to Central Station in about 15 minutes.
